Agency Fees for Tenants

Set Up Fee

For up to 2 applicants, we charge a set up fee of £250 + vat (£300). This includes full referencing (credit check, employment check, landlord check, affordability check, i.d. check), holding of the deposit in the government Tenancy Deposit Scheme, contribution to the inventory and the Assured Shorthold Tenancy Agreement which is a legal document.

Additional Applicant Fee

The fee for any additional applicants is £50 + vat (£60).

Check Out Fee

This depends on the size of the property and whether it is furnished or unfurnished. Please call the office and ask. We use a company to carry this out and do not charge ourselves.

Guarantor Fee

If required, each guarantor will cost £50 + vat (£60). This covers the cost of the referencing and contribution to the AST.

AST Amedment Fee

If during the tenancy, you require us to amend the AST then you will be charged a fee of £100 + vat (£120), which also covers the cost of creating a new TDS certificate.

Holding Deposit

The cost for the holding deposit is £100. This is refundable once you have moved into the property or if the landlord pulls of the deal. This is not refundable if your referencing fails or if you pull out.
